How to Compare the True Cost of Apartments

Calculate base rent, concessions, recurring fees, utilities, parking, pet costs, and move-in expenses before choosing an apartment.

Separate base rent from total monthly cost

A lower advertised rent does not always mean a lower monthly payment. Request a written list of every required recurring fee and add those charges to the effective monthly rent. Optional services should be listed separately.

Calculate concessions correctly

A free-rent promotion may apply only to a specific lease term or may be credited in one month rather than spread evenly. Divide the total concession by the number of lease months to estimate effective rent, then confirm the actual payment schedule.

Include one-time move-in costs

  • Application fees
  • Administration fees
  • Security deposits
  • Pet fees
  • Elevator or move-in reservations
  • Utility deposits
  • Renter’s insurance setup

Use the same comparison period

Compare every option over the same number of months. A 13-month lease with a concession should not be compared casually with a 12-month lease at face value. Include likely renewal pricing only as a scenario, not a guaranteed figure.
